From 14 December 2007 (pursuant to Part 5 Housing Act 2004), before a residential property in England and Wales is placed on the market for sale, a Home Information Pack (HIP) will have to be commissioned. The substance of the Housing Act 2004 is dealt with in the Home Information Pack (No 2) Regulations 2007 and its Procedural Guidance. HIPs will bring together key information about a property's energy efficiency. HIPs will also include amongst other things; ownership details, terms of sale, planning consents, replies to legal searches and leasehold information.
